One person at every stage, from the first conversation to completion.
The First Call
It is with Caleb, not an assistant. He asks what you are buying with (cash, CPF, an HDB or bank loan), whether you already own property, which grants or ABSD apply to you and when you need to move. By the end of it you both know whether the search makes sense.
Viewings
Caleb attends every viewing himself. He will tell you what is wrong with a home before you ask: the stack, the facing, the lease left to run, the noise from the road.
Negotiation
He negotiates himself. Before an offer goes in, you will know the range he expects it to land in and the recent transactions in the block or street behind that range.
Completion
He stays on the file through the Option to Purchase, the HDB resale application or the private-property exercise, and completion, working to the dates with your lawyer and HDB. The person who took your first call hands you the keys.
If You Are Selling
The first conversation is a valuation, not a listing pitch. Caleb walks you through what has transacted nearby on a PSF basis and what that means for your price and timing. If now is the wrong time to sell, he will say so.

Questions Buyers Ask First
Do you handle HDB flats?
Yes, HDB resale and private homes both. Eligibility, the MOP, the HFE letter, CPF usage and the resale timeline are covered on the first call.
Can foreigners buy through you?
Condominium units, yes. Foreigners cannot buy HDB flats, and landed homes need government approval. Where you stand is covered on the first call.
How do you think about ABSD and SSD before I buy?
As part of the budget, not an afterthought. Caleb asks what you own, in whose name, and how long you plan to hold, then walks through how ABSD applies to this purchase and what SSD would mean if you sold early. The figures are confirmed with your lawyer before you commit.
Will I deal with anyone else?
Your lawyer, your bank and HDB, yes. On the agency side, no: Caleb takes the first call, attends the viewings, negotiates and sees the file through to completion.
